Octa Tower, 8 Lam Chak Street, Kowloon Bay

Year of Completion : 2010
The building was first designed in 1994 as an industrial / godown building. With the change of zoning in Kowloon Bay / Kai Tai, the land is rezoned as OU (other use) which may convert from industrial to office commercial building.
The building location is on the water front of Kowloon Bay, most visible from Hong Kong side eastern corridor. The back side of the site faces the Kwun Tong by-pass and industrial lots, requiring polluted air mitigation measures.
With the building originally designed for industrial / godown use, the building footprint and massing has been limited. The lower floors originally planned as godown with large floor plate, has opened with internal light wells to allow natural lighting into the office space, and creating a internal green atrium within the building.
The tower geometry is shaped by folding the building volume with lines, forming different directional planes outwards as in an origami sculpture, spicing different wedge shapes with edges converging to form a cut back for the entrance void. The cut back with its double fa?ade open toward Kowloon Bay town centre, where all the pedestrian traffic will be directed from.
